New Condominium Developments in Seattle |

There are a number of new condo developments underway or near completion in Seattle. Over the next 5 years it is estimated that downtown Seattle will add an additional 5000 units to it's existing inventory. I keep abreast of ALL the new developments, not just the ones listed with Coldwell Banker Bain or in the MLS. Many new developments are far along the way in development. I find out about them before they ever hit the market. Knowing this information is extremely helpful to my clients so that they make the best choice. There are also many existing newer developments that have resale condos available (too many to list here!). Downtown Seattle Developments 1521 Second Avenue - Downtown 21 floor high rise condominium rising up in the heart of Seattle. With a mix of studios, open 1 and 2 bedroom homes available. This exciting new condominium will be directly across the street from the Seattle Public Library and will have corridor views of Puget Sound and Mt. Rainier. The interior design will have some industrial elements such as extra high ceilings, open flowing floor plans, and exposed mechanical components. 1 Hotel Residences (formerly 2nd + Pine) - Downtown This project was just approved and should be started soon. It will have 5 floors of retail space and a boutique hotel (8 floors) above that. These are called City Suites and will be available for purchase. Reservations are being taken now. The top 8 floors (floors 14-21) will be residential condos and will have a total of 31 units. It's located just west of the old Bon Marche parking garage, which has been purchased by this developer for re-development and updating, and will take up half a block. There will be a very large spa/sports club integrated just above the retail level. The Martin - Downtown (5th and Lenora) A hip new skyscraper that will be right across the street from the Palace Kitchen and next to the Cinerama Theater. Developed by Vulcan Real Estate this promises to be all class. This 23 Floor community will offer some amazing Sound and Lake Union Views with great amenities. Olive 8 - Downtown This 36-story tower located in the heart of Seattle's thriving business and theater district will include a 16-story hotel with condominiums above. Amenities include 10,000-square-foot spa and fitness center, 20,000 square feet of meeting space, and a 5,000-square-foot outdoor garden terrace. The building is expected to start construction in 2008. A presentation center will open Fall 2009. Four Seasons Private Residences - Downtown The Seattle Hotel Group is building a 21-story hotel and condominium project at First Avenue and Union Street. Construction has started (see webcam), and the hotel and condos could be ready for occupancy in the second half of 2007. The Four Seasons had been looking for a way back into the Seattle market ever since it lost the management contract for the Olympic Hotel, which it had operated since 1982. Another Toronto company, Fairmont Hotels & Resorts, bought the Olympic last year and took over management. The $100 million-plus tower will have 150 hotel rooms and 50 condominiums. According to the developer the restaurant, which will be managed by Four Seasons, will have a "library-living room feel," and take advantage of the site's Elliott Bay views. The luxury hotel will feature such details as a fireplace in each room. Escala (4th and Virginia)- Downtown The web site doesn't really tell you anything yet. The design is for a 330 ft condo tower with 283 units. The developer LEXAS says "it will be a new classic for downtown Seattle", whatever that means. Its supposed to be designed after period buildings in Europe and many East Coast cities with lots of detailed stonework and a grand entrance with 40 ft ceilings at the base. This classic style will merge with a more contemporary styling of floor-to-ceiling glass as you go further up. A commitment to opulence will be carried throughout the building. An entire floor will be dedicated to amenities including a theater with screening room and a catering kitchen. Prices slated to be from low 500Ks to 2+ Million, with penthouses available. The Midtown neighborhood is a great location close to Westlake Center, Belltown, and only a few blocks north will be the new Whole Foods Market. I think these luxury condos will be popular. Ground breaking in spring 2006. Expected completion 2009. 5th and Madison - Downtown (909 5th Ave) 24 floor high rise condominium rising up in the heart of Seattle. With a mix of studios, open 1, 1 and 2 bedroom homes available. This exciting new condominium will be directly across the street from the Seattle Public Library and will have corridor views of Puget Sound and Mt. Rainier. Mosler Lofts - Belltown Located at 3rd and Clay in Belltown, Mosler Lofts is a concrete and steel building that is composed of 160 units with 12 floors that are mostly lofts and some town homes. These homes range from 500-1800 square feet. With 10 ft high ceilings, hardwood floors throughout, exposed concrete ceilings, and are priced from the $200's. The Trio - Belltown (3104 Western) This will be a 125 unit condo building with mixed retail and work-loft style space. It's 6 floors with underground parking. Its located on the east side of Western Avenue at the corner of Denny. This is should be available in 2007. Gallery - Belltown (2nd and Broad) Still in early development stages. There will be sky lofts, open flats, and limited-edition town homes. More to come... The Parc - Belltown (formally known as BelltownLife) Located on Western Avenue between Cedar and Clay and just a block from the Seattle Museums new Olympic Sculpture Park, this collection of 185 condominium homes reside at the heart of the Belltown's residential neighborhood. Pricing from mid-200's to 1 million +. Breaking ground in mid-2005, these are ready for occupancy. Veer Lofts - South Lake Union (9th and Harrison) Real lofts with a brownstone feel coming to 8th Avenue District of the South Lake Union area in Seattle! High ceilings, open artistic spaces, community roof, bike storage room, and other amenities for the young-at-heart. Full and Mezzanine lofts will be available. Most will have decks and fireplaces. Top units with have their own green spaces with views. This 90 unit building will feature eco-friendly building standards. Should be opening around Fall 2007. 2200 Westlake - Downtown Gateway District The most talked about new development in town. This is the first condo-hotel project to take off in Seattle and it has been extremely popular from the moment it was announced. It's over 90% sold and has been the buzz in Seattle for a while now. With the Pan Pacific Hotel and Whole Foods as anchor tenants, this 3-tower complex with 261 condo units, retail space, and courtyards this project will set the standard for years to come. Enso - (2201 Westlake) - Downtown Gateway District Think of this as Phase 2 of the 2200 Westlake. Its right across the street from 2200, and will help make the new "Gateway District" a neighborhood that is even more walking-friendly. A lot of the allure of the 2200 and the 2201 is the proximity to Whole Foods, Lake Union, Pacific Place, and use of the new Seattle Streetcar. This building will offer one and two bedroom units, and "Sky Town homes" for penthouses. Completion is slated for Fall 2008, so reservations are not even being taken yet. Rollin Street Flats - Downtown Gateway District 208 Open flats with creative, flexible spaces. This loft-style condo will be great for artisans and others who like to design their own space. 10 floor ceilings, floor to ceiling glass, air conditioning and many units with fireplaces and views of downtown and the needle. This is where Sotho meets Seattle. The new streetcar will begin at the base of the building. At the corner or Western and Denny, this will be right across from the Westlake 2200 where Whole Foods and the Pan Pacific Hotel will be located. Completion end of 2008 Units range from 700-2000 square feet and prices from 300s to over a million. Lumen - Lower Queen Anne I have to admit, my opinion of this place has changed since I've seen what they are doing. While this is in a great location, has QFC as a anchor tenant, and is a concrete-steel construction building, its become a project of overly stylish design rather than substance. The finishes are very sleek and trendy. But upon looking closely, the materials are not that great. All the cabinetry is quite thin veneer that will probably chip away and look worn out very quickly. My hats off to them for their marketing efforts. They've tapped into the hip, urban crowd and they are getting extremely heady prices for these units. But I seriously doubt the value is there. History has proved that these kind of very chic, modern designs tend to become dated very quickly, making resale tough. I would steer clear of this development if you are looking for a solid investment. The Portal - Queen Anne The Portal Over Lake Union. Situated just above Lake Unions western shore, Portal offers lake views unmatched anywhere in the city. And since its centrally located, the best of Queen Anne, Fremont, Belltown and Downtown are just minutes away. This complex is mostly sold out with only a few units remaining. The Abbey - Queen Anne The Abbey consists of 18 prestigious homes located in one of Queen Anne's most desirable neighborhoods. The nearby park on Highland Drive, is famous for its views of the Space Needle, downtown and Elliott Bay. This building echoes the early 20th century. Opened June 2005. The Metropole off Market (5615 24th Ave NW) This 30-condo project will have 1-2 bedroom units from 700-1,400 square feet. It will have 2.5 floors of underground parking, and 3,000 square feet of street front retail at ground level. There will be lots of high-end finishes and gourmet kitchens. There will be a large lobby for greeting guests, and the units will have curved "gallery walls" with niches and lighting designed to display artwork according to the developer. Due for completion around Feb or March 2006. Pricing is yet to be set, but will probably start in the mid to high $200Ks.
